We have property experts who will deal with your new lease, taking an assignment of an existing lease, a lease renewal, and any rent deposit issues. If you have found a property which does not have the requisite planning permission, our planning team will be able to assist with all necessary planning advice, including applications and appeals. Our property team can deal with a complex contract which is conditional upon planning.
When taking a new lease of premises, we ensure that the lease is entirely suitable to your needs, and fully marketable if ever you wished to assign the lease in the future. This is of particular importance if you decide to sell the business at some point in the future as part of an exit strategy.
If rent deposits are required, we will negotiate the return of these at an early stage, so that your funds are not tied up endlessly for many years in the landlord’s bank. Should personal guarantees be required, we would look to limit these for a specified period, rather than the length of the lease – why have personal liability for longer than required?
The team can also assist with claims against landlords who do not meet their obligations. We deal regularly with defended dilapidations claims made by the landlord, and have successfully reduced many very large claims against our tenant clients.
